The roll-up door on the storage unit had been forced, and its curtain would not seat. The unit had to be back in use the same day. By the company’s account, a CMC Door Service crew stripped the old door, fitted a new roll-up and set the slide latches and bottom bar in time.
Commercial jobs like that one fill much of the company’s calendar. CMC Door Service works out of a shop in Kendall, and it says most of its work is on warehouse, storefront and rolling steel doors. Residential customers get the same priority response, according to the company, but it calls rolling and overhead doors for warehouses and storefront security the core of the business.
Christian Esparragoza owns and runs it. He founded CMC Door Service LLC in 2021, and the company says the experience behind it goes back 20 years in the garage door trade. It is family owned. Esparragoza holds the contractor license, 26BS00015, and according to the company he handles every estimate and permit package.

He has written about two decisions he made at the start. He would publish the repair prices, and he would put his license number on everything. The number goes on every estimate the company writes. The price list is public so a customer can set it beside another contractor’s quote, and if a CMC quote ever fails to match it, Esparragoza tells customers to call him and he will fix it.
The repair side runs off the truck. The company says its trucks carry springs in the common sizes, along with cables, rollers and the opener parts that fail most often, so most repairs finish in one visit rather than waiting on a part order. A commercial door that will not close leaves a building open, and those calls go to the front of the day. If a problem the company repaired comes back within 30 days, the return visit is free. Its workmanship carries a one-year labor warranty, and parts carry the manufacturer’s warranty.

The shop sells doors as well as fixing them. CMC is an authorized dealer for Clopay, Amarr, Haas and Raynor doors and for LiftMaster openers, and it also supplies and installs AA Impact and Eden Coast doors. For installs in the High Velocity Hurricane Zone, which covers Miami-Dade and Broward, the company uses wind- and impact-rated doors. The product approval has to cover the design pressure at the customer’s address, and Esparragoza submits it with each permit.

The company is just as plain about what it does not do. It works only on garage, rolling and overhead doors, openers and gate operators. It does not install entry doors, interior doors, windows or storefront glass. On a storefront, it handles the rolling door, security grille or counter shutter in front of the glass and points customers to a glass and entrance door company for the rest. It also exports doors, openers and gate motors from Miami to the Caribbean and Latin America.
Customers tend to write about speed. One wrote in a Google review of calling the office at closing time and having a technician there within the hour. A business customer wrote that the crew sent for a commercial loading bay door understood the equipment and worked carefully. The company says its team includes bilingual technicians.
CMC works across Miami-Dade, Broward and Monroe County, from 8 a.m. to 6 p.m., seven days a week. Its notes on the Keys are some of the most specific things it publishes. Salt air corrodes springs, cables, rollers and track hardware far faster than inland, the company says, so it recommends nylon rollers over steel, coated or galvanized hardware and more frequent lubrication. A service call there means a long drive, so a job anywhere from Key Largo to Key West is a planned trip booked with the customer. The Keys have no single wind number; exposure changes with how much open water sits upwind of a house, so the company works out the rating for each address before it quotes.
In Key West’s historic district, a review commission has a say in what the street sees, and that rules out many standard doors on appearance alone. The company’s advice is to settle what is allowed before anyone falls for a door in a catalog.
